- Have a valid driver license/insurance and reliable vehicle.
- Must provide own basic tools.

- Property Maintenance Technicians must be able to get appropriate boilers license and pool operator license if needed.
Qualifications and Skills
- High school diploma or equivalency.
- Requires a minimum of two (2) years general experience in building trades, repair/replacement maintenance, or handy work.
- Applicants must pass a background check and have a clean driving record.
- Strong customer service, communication, and interpersonal skills required.
- Ability to lift 50-100 lbs following appropriate safety procedures; Work in an upright standing position for long periods of time; Crawl in small and tight spaces; Work in different environmental working conditions (e.g. heat, cold, wind, rain); Walk and climb stairs; Reach with hands and arms; Communicate, receive and exchange ideas and information by means of spoken and written word; Ability to quickly and easily navigate the property/building as required to meet the job functions; Repeat various motions with the wrists, hands, and fingers; Ability to detect auditory and/or visual alarms

- Marketing and Occupancy: marketing outreach, meet and greet customers in person and on the telephone, show and rent apartments to prospects; take applications and other necessary paperwork to rent apartments
- Physical Property: ensure the community is an enjoyable place for our residents to call home; provide all residents with exceptional customer service
Qualifications
- Two years of experience in customer service.
- Ability to work a flexible schedule, including some evenings and weekends.
- Experience in affordable property management, preferably with Project-Based Section 8 properties.
- Experience with residential property management
- Experience with Yardi or equivalent
- Excellent verbal and written communication
- Intermediate experience with Microsoft Office Suite
- Ability to prioritize and work independently as well as work cohesively within a team with great attention to detail and accurateness

MBG is seeking a dependable, multi-skilled Maintenance Technician/Caretaker for our property in Redwood Falls. This position is responsible for the overall maintenance, cleanliness, safety, and appearance of the property. The successful candidate will perform maintenance repairs, custodial duties, grounds upkeep, and resident service functions to help ensure a safe and welcoming community for residents.
$21.00/hour
Full-Time 40 Hours per Week
This position does not include onsite housing.
Responsibilities and Duties
Property Maintenance
- Routinely inspect the property, buildings, grounds, and common areas, identifying and reporting maintenance concerns.
- Complete daily work orders and preventative maintenance tasks as assigned.
- Perform maintenance and repairs in areas including carpentry, electrical, plumbing, painting, mechanical systems, and general building repairs.
- Maintain assigned equipment and tools in good working condition.
- Follow all safety procedures and maintain a safe work environment.
- Respond to maintenance emergencies in a timely manner.
- Complete all required forms, reports, and work orders accurately.
- Participate in an on-call emergency maintenance rotation.
Caretaking / Janitorial Responsibilities
- Maintain the cleanliness and appearance of common areas, hallways, laundry rooms, community rooms, kitchens, bathrooms, entryways, and other shared spaces.
- Vacuum, sweep, mop, dust, and sanitize common areas as needed.
- Clean common area windows, doors, and glass surfaces.
- Pick up litter and debris from hallways, parking lots, sidewalks, and grounds.
- Clean and prepare apartment units for new residents during turnover.
- Conduct routine inspections of common areas and property grounds.
- Assist in maintaining excellent curb appeal and overall property appearance.
Grounds Maintenance
- Assist with lawn care, landscaping, and seasonal grounds maintenance.
- Perform snow removal and ice control using shovels, snow blowers, and other equipment as needed.
- Monitor grounds for safety hazards and address concerns promptly.
Resident Service
- Provide exceptional customer service to residents and visitors.
- Maintain a positive working relationship with residents and property management.
- Assist residents with maintenance requests and property-related questions.
- Support resident retention and community engagement efforts.
Additional Responsibilities
- Maintain a professional appearance and positive attitude.
- Have a valid driver's license, proof of insurance, and reliable transportation.
- Provide basic hand tools required to perform maintenance duties.
- Obtain applicable certifications, including Boiler License (if required).
